Permitting requirements vary by location. In many areas, The Ace model may not require a permit, but it’s always best to check with your local building department. We can provide documentation to help with the process or manage it for you for a small fee.

Also, it is important to verify your property’s zoning requirements, especially related to accessory structures and any required setbacks.

Construction of one of our two base models typically takes around 6 weeks in total. Our panelized framing system is designed for efficient, straightforward construction. If permits are required, the submittal and approval timeline can vary drastically by city.

We will reserve your place in our queue upon receipt of the initial deposit.

For The Ace, we recommend a minimum area of roughly 20’ x 25’ (inclusive of any required setbacks by zoning code) for access and construction logistics. The Legend requires roughly 25’x35’. Our pricing assumes a relatively flat area with a maximum slope of 18”. Locations with greater slopes can be accommodated at an additional cost.

The Ace and The Legend both have 10’ ceiling heights which allows a comfortable driver swing for most golfers. We think the Ace works best with a ground based launch monitor (or dual overhead) for maximum swing clearances. The Legend can accommodate either ground or overhead types of launch monitors.

If you can dream it, we can build it! We offer two standard sizes that fit most of our customer needs, but Sim Shed’s custom design-build service is available to match your space and specific requirements.  Custom builds typically cost $300 PSF as we are not able to utilize our panelized framing construction delivery.

Sim Shed is built to last and is designed to stand up to the elements. The structure is built like a house with vapor barrier, insulation, and exterior flashing to ensure your Sim Shed stays comfortable and protected year-round.

Absolutely. While Sim Shed is optimized for golf simulator use, many customers use the space as a home office, movie theater, guest room, or creative studio. It’s a highly versatile structure built for modern living.

We’ve teamed up with Virtual Tee Golf Systems to install a best-in-class golf simulator experience in our Sim Sheds. You can select from most launch monitor brands including Uneekor (our favorite), TrackMan, Foresight, Bushnell, SkyTrak and others, and customize your projector and screen. Virtual Tee has installed hundreds of home golf simulators and is an expert in golf simulation.

You can also opt to do it yourself if you prefer to build out your own golf simulator or use equipment you already own.

We currently serve most areas within Oregon including the Portland metropolitan area, Salem, Eugene, Hood River and Bend. We plan to expand to Washington and California in the coming months so please join our waitlist in those states.
